The Purchase Process
Vertex has designed the investment process to ensure maximum efficiency with minimal pressure. The process gives you the opportunity to secure your chosen property, whilst allowing a period of time for contracts to be thoroughly examined by your legal representatives.
Phase One (Research)
Vertex IP have massive experience of spotting property potential in Thailand. As with anything in life we do recommend you visit here before you make the purchase. Most of our developers with reimburse your airfare upon successful purchase. Vertex always advise you to thoroughly research the country and development in which you’re looking to invest before committing to a property; our staff are always available to answer any questions arising during this process.
Phase Two (Verbal Reservation)
Once you have chosen a development, Vertex will assist you in selecting a property which fits your purchase criteria. When you are comfortable with your choice, we will verbally reserve the property and remove it from the market immediately.
Phase Three (Deposit)
To confirm your reservation you’ll need to pay a reservation deposit to vertex within three working days of our verbal agreement. This deposit is fully refundable or bank guaranteed (dependant on development) right up until contracts are signed.
Phase Four (Contracts)
Once we have received your reservation confirmation, contracts will be issued. At this stage most clients seek legal advice to ensure that contracts are satisfactory. Due to the high demand on off-plan developments in emerging markets, developers will stipulate a deadline for signed contracts to be returned.
Phase Five (Payment and Contract Exchange)
At this stage you should be completely confident with your chosen property, and satisfied with the contract composition. Initial payment (value dependent on development) is then made and signed contracts are exchanged.
Once contracts have been exchanged, you’ll enter into a payment plan relevant to your particular development; contracts can be sold on (flipped) at any time during construction. Upon completion you’ll need to settle the outstanding balance and the property will then be handed over; at this stage title deeds are registered to prove official ownership. All properties sold by Prosperity are freehold and therefore you’ll have no restrictions on how you manage your investment. Prior to completion you’ll be offered multiple rental management options and Prosperity can also help resell your property whenever you decide to do so.
